Orlando Real Estate Report – July 2009

The Orlando area housing inventory of homes for sale is 21,519. This number reflects an adjusted made to the inventory numbers reported by the Orlando Board of Realtor. The numbers have been revised to show the total number of homes on the market, versus the total number of homes listed by only ORRA members. Since our numbers reflect the actual numbers of homes found on the Orlando MLS for Lake, Orange, Osceola, and Seminole counties (The Orlando MSA area), we feel this is more representative of the actual market.

Orlando Housing Inventory

There are currently 21,519 Orlando real estate listings of homes for sale, condos for sale, townhomes and villas in the Orlando MSA area (Lake, Orange, Osceola and Seminole Counties). This leaves 8.8 months of inventory on hand. In July 2,438 homes sold in the Orlando real estate market.

Median Home Price

The median home sales price of existing homes sold in July rose to $135,000 from the $131,175 in June. That same median price is a decrease of 35.10 percent from last July to a median price of $208,000.

July home sales in featured communities in Orlando are as follows:

Baldwin Park: 16 homes sold out of 96 of listings

College Park:  19 homes sold out of 197 listings

Conway Area:  14 homes sold out of 154 listings

Dr Phillips Area: 42 homes sold out of 418 listings

Hunter’s Creek: 44 homes sold out of 181 listings

Lake Nona:  34 homes sold out of 218 listings

Waterford Lakes: 33 homes sold out of 102 listings
