Orlando’s Real Estate Market Finishes 2009 Strong: The number of unsold homes in the Orlando area decreased to 18,903. This brings Orlando available listings of unsold homes to a ten month low. The number of unsold homes is now at 18,903, down from 19,724 in November, which leaves 821 less homes for sale in the Orlando area than one month ago.
Metrowest, Orlando Florida: available un-sold homes drops to 3.33 months.
Orlando Median Home Prices Rise: the median home price takes a significant move upward this month. The December median home price in the Orlando area increased to $132,000, up from $123,000 in November. We believe this drop in the median home price results from the disproportionate share of bank-owned and other distressed properties sold and closed in this month.
Orlando Housing Inventory: the number of unsold homes in Orlando was down in December to 18,903. This decrease in inventory was likely caused by buyers, real estate agents, and banks scrambling to close transactions prior to the year end. The Orlando area home inventory of available homes is now at 6.72 months on hand. This is approaching a more balanced housing market between buyers and sellers.
