By planning your move, you can avoid the nightmares along the way, by knowing what to do and when to do it.
The Home Selling Process
1. Choose a real estate agent to help sell your home. You should consider speaking with two or three real estate agents from different brokerages. Before you interview the different agents, it’s a good practice to prepare a list of questions important to you so you can better gauge who is more suitable in meeting your home selling needs. Having the right real estate agent to sell your home is the most important steps of selling. Choose your agent wisely and above all, choose an agent you feel comfortable with and like. Your agent will help you make the largest sale of your life, so find someone you think will do a good job!
Here is a list of questions that may be helpful when interviewing prospective real estate brokers.

• How many years have you been in business FULL TIME?
• What professional designations do you hold?

2. Prepare Your Home For Sale
Your agent will give you ideas that will help you prepare your home for sale. Your agent should also have information that will help you planning your move.
3. Pricing Your Home For Sale
Now that you have your real estate agent, setting the list price for your home can make all the difference. Price your home too high and nobody will show up. Price your home too low and you leave money on the table at closing. Pricing is a complex issue. Your agent will prepare a FREE market analysis (CMA) and provide you with all the information necessary for you to an informed pricing decision.
4. Putting Your Home On The Market
So, now you have your agent, your home is prepared for sale, you have decided on a listing price, it’s time to actually list your home and officially put it on the market. You will be signing a listing agreement with your agent’s brokerage. Two of the documents you should be prepared for are the listing contract and the seller’s disclosure. Your agent may provide you with a prelisting package that includes these documents, so you can be prepared in advance.
5. Showing Your Home To Buyers
Now that you're prepared to show your home, let’s highlight a few key showing rules to follow.
- First, it is always best if you aren’t there when the buyer’s are. The buyers need to feel comfortable viewing your home and if you are there they will feel as they are imposing on you. Their reaction will be to get out of your way as soon as possible. This is not what you want to have happen when you are trying to sell. So, let’s give the buyers space.
- Second, uncluttered, clean spaces are always important. Nobody wants to buy a small house. Even the largest of homes can seem small if they are filled with clutter.
- Third, Clean, clean and clean. It makes a big difference.
