Orlando Housing Market Reports | Request a FREE Home Valuation Analysis

Orlando property values are affected by many economic factors. Simply speaking, supply and demand are as important in determining property values as in many other purchases. Other factors that should be considered when valuing homes are:

• How does the home compare to similar homes in the neighborhood that have sold recently (homes sold in the past six months).
• What value should be placed on features that are superior or inferior to your home (the subject property)?
• What is the current real estate market environment? Is it a seller’s or buyer’s market?

Many experts consider home inventories in excess of four months a buyer’s market. Thus, home inventories under four months would be considered a seller’s market.

At Orlando’s current housing inventory levels, it’s safe to say that we are defiantly in a buyer’s market. Sellers will find out quickly, if their home is not priced aggressively, the buyers will simply not show up. Sellers need to offer superior value to attract buyers?

So, how do you offer value? Well, how do you know you’re getting value when you make any other purchase? You compare. You compare the features and benefits of products and services at different price points and choose which product has the higher perceived value and benefit to you. Real estate is no different. It’s not an exact science… it’s an art.

Most successful real estate agents and real estate appraisers have the experience necessary to accurately value property. These experts will consider all factors when determining your homes value in today’s changing real estate market.

Computer generated home valuations are now available to anyone with internet access. If you just need a quick idea of your homes value, you can try one of the many home valuation websites. Property valuation sites like Zillow.com offer a computer calculated home valuation based on its algorithms.
These sites are useful as a quick reference but can be wildly inaccurate in some cases. Pricing a home for sale requires a real estate expert to do a thorough market evaluation by preparing a comprehensive comparative market analysis (CMA).
